The Royalties: Peter Adejoh, partners set to build 20-storey luxury apartment in Abuja
Prime Luxury Address, in partnership with Periwinkle Empire, has formally unveiled The Royalties Abuja, a proposed 20-storey luxury residential development designed to enhance the Federal Capital Territory’s skyline, stimulate private-sector investment and create employment opportunities.
The project brings together Prime Luxury Address Limited as the visioner and landowner, Periwinkle Empire as the development partner, and ALM Engineering & Contracting Limited as the engineering contractor. The collaboration combines a prime Central Business District location with established experience in luxury property development and large-scale engineering.
Speaking at the official site handover ceremony, Peter Adejoh, Executive Chairman/CEO of Prime Luxury Address Limited, said the development grew from the company’s ambition to create an enduring residential address that would make a distinctive contribution to Abuja’s evolving cityscape.
“From the beginning, our ambition was not simply to put up another building in Abuja. We set out to create an iconic development that would represent excellence in architecture, engineering, luxury and contemporary living,” Adejoh said.
Adejoh said the scale of the vision made partner selection critical. Prime Luxury Address chose Periwinkle Empire for its experience in premium residential developments in locations including Banana Island, Victoria Island and Eko Atlantic City.
Periwinkle Empire’s wider portfolio includes Atlantis Towers, Pan Atlantis Towers, The Consulate Towers and Maison Beverly, while ALM Engineering & Contracting Limited was engaged to provide the technical expertise required for a development of this scale.
The Royalties Abuja is planned as a prominent addition to the capital’s skyline, with luxury residences in a strategically selected area of the Central Business District near diplomatic missions, major institutions and the World Trade Center.
Adejoh said the project aligns with efforts to transform the city centre and attract high-quality investment.
“When you have an ambitious vision, you must surround that vision with people who have demonstrated that they can execute at that level. We were looking beyond promises; we wanted experience, capacity and a demonstrable track record in luxury real estate,” Adejoh said.
Beyond its architectural significance, the development is expected to generate direct and indirect employment throughout construction and operation. Opportunities are anticipated across engineering, professional services, building materials, logistics, hospitality and other supporting sectors.
“We’re talking about a 20-storey building. A lot of youths will be empowered. A lot of families will be supported from the income that will be earned by people working on this site,” Adejoh said.
Chiedu A. Nweke, Chairman of Periwinkle Empire, expressed confidence in the partnership and the project team’s ability to deliver a development befitting the vision.
The team is targeting a construction and delivery period of approximately 36 to 48 months, subject to completion of the final design, statutory approvals and other project requirements.
Engr. Wael Al Mansour, Chairman of ALM Engineering & Contracting Limited, said major developments succeed when participating organisations share compatible ambitions and standards.
He noted that the site opening would be followed by the design and approval processes before the full construction programme is established.
Al Mansour also called for a stronger enabling environment for private-sector investment, including improved access to funding, lower financing costs and policies that strengthen purchasing power and encourage employment-generating development.
The official site handover marks The Royalties Abuja’s transition from planning to execution. Prime Luxury Address said the partnership reflects its determination to unite an ambitious concept and prime location with experienced development and engineering partners.
“Today, we are not merely handing over a site. We are handing over a vision to a team we believe has the capacity to build it. Our responsibility now is to transform that vision into an enduring landmark—one that Abuja and Nigeria can be proud of,” Adejoh said.
Detail Commercial Solicitors, led by Ayuli Jemide, Legal Advisers to Prime Luxury Address, were also present at the ceremony. The firm is recognised for its expertise in complex commercial transactions and its track record in advising on major real estate, infrastructure, finance and capital markets projects.
Also in attendance was Bola Adigun, Partner at Deloitte Nigeria, representing the firm in its role as Financial Advisers to Prime Luxury Address.
Deloitte Nigeria brings extensive experience in transaction advisory, capital structuring and financial strategy for large-scale developments, supporting clients across complex investment and infrastructure projects.
Rev. Uche Aigbe, Resident Pastor of House on the Rock Church, Abuja, was also in attendance. He led a prayer session at the project site, offering prayers for the successful execution of The Royalties Abuja project and committing the development, its partners and all those involved in its delivery to God.
Nollywood actor IK Ogbonna was among the distinguished guests at the ceremony. He lauded Chiedu A. Nweke’s contribution to the growth of Nigeria’s real estate sector and highlighted the industry’s importance as a platform for capital investment, employment generation and long-term economic transformation.
